Selley Group Real Estate, LLC – New Home Sales v. Permits

It’s reassuring to have several individuals who keep an eagle eye on the statistics of the Colorado Springs Real Estate market.  Personally, I appreciate the efforts of Heath Herber, who has compiled various data about new home sales versus new home permits for El Paso County.

According to his chart findings, ranging from January 2008 to June 2009, there were 446 more new homes sold than actual permits issued during this period of time – which leads me, as a Colorado Springs Realtor, to believe that there is a healthier ratio of new home inventory on the market.

To get to this point does not mean that new home builders and associated contractors have not been grossly bombarded.  On the contrary, there has been a downward ripple effect throughout the building industry, making it much harder for builders to actually harvest some kind of profit.  Fewer homes are being built…And those that are, additional tactical measures of craftsmanship, service, marketing and budgeting seem to be added to the equation of new home sales.

Given this, the listing field has been leveled more fairly for the rest of the residential market.  Once upon a time, new home incentives towered over the benefits of purchasing existing home inventory.  But now, the consumer actually has additional choices for his or her next home purchase, instead of limiting his or her options to the new home communities exclusively.

Whether pertaining to new home sales or existing home inventory, the statistics seem to clearly point to the fact that we’re reaching a point where prices are justified by the fundamentals of the economy, making your next home purchase worthwhile and prudent.
