Selley Group – Group Size

Cherise Selley August 6th, 2009

I guess this blog pertains to those Colorado Springs Realtors who are struggling about their company affiliation.  As companies experience transient activity with agents, it’s time for those who are in limbo to make an intellectual appraisal about how to choose and make a long-term commitment with a Colorado Springs Real Estate company.

Personally, I believe the “one-size-fits-all” paradigm does not apply these days when choosing the right-sized real estate company.  Larger might not be necessarily better.

Before I render any more opinions about the size of companies, I’d like to make a salient point.  Normally, group size refers to the type of structure in which the group operates.  And regarding real estate companies, groups are made up of all levels of management, agents, assistants, and personnel.  Each group is interrelated to each other in one way or another, not just about how the transaction gets closed for the purposes of financial profit.

With this said, I do advocate larger-sized real estate businesses as a viable option for those who are considering to hang their licenses with a particular company.  In fact, I like to see the success of larger companies in the penetration of the market because it builds trust between the buyer, seller and investor and the real estate industry – when the experience produces successful results.  This is something so desperately needed during these times of changing regulations.

Regarding our company, Selley Group Real Estate, LLC, my husband and I deliberated about the best size to meet all of our needs.  We’re building a smaller company, group size of 5-6 Colorado Springs Realtors, to maximize profits, to promote financial sustainability and to optimize meaningful interaction and to generate a number of creative real estate ideas among our seasoned agents.

Organizational studies show that cohesion tends to be weaker and morale tends to be lower in larger groups as opposed to smaller companies.  Group sizes of three or less tend to create coalitions because two-against-one scenarios develop, causing increased tension among members.

What we’ve decided is to maintain a group structure of 5-6 realtors because studies show that this is the optimal size for problem-solving, increasing collective efficacy and promoting unity. Situations like social loafing and poor communication are minimized.
