A sum total of 23 homes … right now there are over 306 active homes on our MLS system that are million dollar plus listings.  As I see it, we have about 13 years of inventory in this price range.

Days on market for SOLD listings - 298 days average and 837 days max.

Days on market for ACTIVE listings - 343 days average and 2012 days max

Sooooo … Where did the million dollar sales occur in our city? (The stats below does not include the one Douglas County sale that was on our MLS)

15 Homes Over $1Mil sold

Highest sales price was 2.9Mil start price/ 2.675Mil sold price/ New build in Broadmoor Resort, one more sold in the 2Mil range, and  the rest of the homes fell from 1.799mil on down.

•·         West:

3 Homes Over $1Mil sold

1.550Mil start price / 1.225Mil sold price in Kissing Camels / 339 days on market

•·         Northgate:

3 Homes Over $1Mil Sold

1.850Mil start price/ 1.3Mil sold price in Sun Hills / 246 days on market.  The other two sales were in Flying Horse.

•·         Tri-Lakes:

1 Home Over $1Mil Sold

1.099Mil list / 1.099Mil sold price in High Forest Ranch / 372 days on market

•·         Northwest:

0 Homes Sold over $1Mil

Highest Sale was $799,900 (started at $825,000 and 91 days on market)

•·         Northeast:

0 Homes Sold over $1Mil

Highest Sale was $990,000 (started at 1.595Mil and 1,107 days on market)

•·         Woodland Park

0 Homes Sold over $1Mil

Highest Sale was a bank-owned home for $785,000 (started at $650,000 and 94 days on market)

This report does not factor in new construction or for sale by owner sales that are not recorded on the MLS.
