Importance of Meeting Your Colorado Springs Realtor Face-to-Face

As much as many Colorado Springs Realtors, including myself, as well as Realtors nationwide, have benefited from the power of the internet, do you see any drawbacks for the future?

Through the internet, with SEO and SMO, the masses are becoming their own authorities on the real estate industry. RainCamp statistics show that 32% of people today are actually finding their own homes online. And planting a forewarning about future trends, this number will certainly increase with the abundance of free MLS sites, active blogging, content-rich Real Estate SEO pages, photos, videos, and the list builds at supersonic speeds, etc.

Frankly, I welcome the additional resources of real estate education for the prospective buyer, seller and investor, and it’s equally important to show them the value of what we do, in light of our growing dependence on social marketing.

My role as a Colorado Springs Realtor is irreplaceable, and compliments the efforts of our buyers and sellers when I am representing them as their agent in the following:

  • Negotiation on behalf of the client
  • Counseling to any material benefits or risks of a transaction
  • Assisting with many dates and deadlines associated
  • Assisting with Lending and Inspection help (I could go on for weeks about these two topics)
  • Working the delicate “dance of the deal”
  • Showing Colorado Springs Homes and engaging a client to think outside of their own searches
  • Having firsthand knowledge of pocket listings or inventory yet to be seen by the public
  • Understanding the idiosyncrasies of an area and the potential hazards or risks of a transaction
  • Verifying with more pinpoint accuracy on what a home should be negotiated for … (Zillow has over an 11% margin of error in Denver, so tightening those parameters are key to a successful negotiation)
  • Knowledge of the general area and trends such as list price vs. sales price
  • Access to the non-public side of the MLS system
  • Managing all the details, of which there are 100’s
  • Saving the client incredible amounts of time by helping to narrow the field of their own research
  • Developing a market strategy for listing a home through embracing the technology and using it for a client’s advantage

There is no doubt that real estate trends are changing, yet I find that my clients still need that face- to-face interaction, and someone to hold their hand through the biggest process of change in their life. Especially today, when so many voices are trying to speak confusion and fear into the marketplace, my Realtor voice can be one of reason and strength, in a very personal way for my client. It is not my experience that buyers and sellers are less loyal because of the technology that’s available to them … In fact, they usually are more reliant on our expertise to INTERPRET the information and to walk beside them as the quarterback of the deal! After all, we are still on the same team!
