We have two Colorado Springs Realtors who are considering joining our small, boutique brokerage right now. Intentionally, we’ve kept our small organization to five agents or so. Dynamically, this has worked well, based on manageability for Cherise (and allows her the ability to produce) and for maintaining a lower overhead model.
Financially, the smaller real estate model allows us to keep our monthly fees lower for each Colorado Springs Realtor, as opposed to other brokerages who are charging anywhere between 70/30 to 95/5 splits. Basically, we’re a 100% company with an expected upfront monthly fee, and a minimal additional charge per closing transaction.
We encourage productivity, though we do not hammer our agents with undo sales pressure. Preferably, our group is comprised of experienced agents who understand the nuances of personal branding, social media and internet marketing. But this is not all we look at – not by far. We’re drawn to agents who have their own niche, their own level of initiative and integrity and who are trying to realize their own real estate dreams.
Practically speaking, we believe the days of walk-in clients are essentially over. So we do not enforce any floor time or restrictive measures about being in the office. Our agents are free to work and to live as they wish. Primarily, our offices are used to bring clients for meetings, contracts, mastermind meetings, whatever.
This arrangement works very well because it allows all of us to operate as a tribal community and for each of us to bear a small portion of the hard core costs of business. The idea underscore sustainability – growth is optional for each agent depending upon his or her level of competitiveness and inspired work ethic.
Regardless, “win-win” describes the climate of our workplace. Because really, is there any other way to do this business in the long run?
I’m just rendering some thoughts about our particular model in case others are forced to reconsider their real estate construct during these confusing times.
