<p>As a <a title="colorado springs co realtor" href="http://www.cheriseselley.com">Colorado Springs CO Realtor</a>, I dare not insist what the absolute answer is to this question: <em>What type of leadership does your real estate brokerage have?</em></p>
<p>But what I can do is to offer some insights as to how I view what leadership is and how this impacts the culture within a real estate brokerage.</p>
<p>Personally, I think that the emphasis of leadership is overused these days, especially when it comes to corporate environments. The truth is this.  There are <em>very few</em> leaders within larger brokerage models – <strong><em>because to act upon leadership one must be able to carry out his or her vision about how business is to be conducted.</em></strong></p>
<p>More commonly, there are few persons (leaders) within a real estate brokerage who attain the vision of the company, then set-up the short-term and long-term goals, then call the shots, and then assess what business efficacy means to an entire organizational culture. The rest of the workforce, in actuality, is really delegated to execute the leaders’ vision about how to do business and really has no voice when it comes to implementing a creative and visionary skill set.</p>
<p>That’s why we chose to have a boutique-style brokerage.  Each set of brokers has the freedom to be creative about how he or she will decide how to do the real estate business, as well as determining how this will mesh with his or her personal lives.</p>
<p><strong><em>The upside to this approach is greater freedom of growing the entrepreneurial spirit. The downside is that <span style="text-decoration: underline;">it takes time</span> to allow different views to integrate and form collaborative styles of doing business as a community.</em></strong></p>
<p>Developing leadership within a cultural sense means to allow each individual’s vision and operational implementation to prove its own efficacy, something that is also evaluated through trial and error, and then to be introduced and mixed with 3 or 4 other individuals over time.</p>
<p><strong><em>Realistically, boutique brokerages take about 5 years to comfortably form.</em></strong> But making it through this initial phase is worth it. The patience to persevere in this type of organization will offer a very strong foundation of collaborative masterminding, cultural trust and a larger window of business opportunities, both from the points of personal fulfillment and financial profits.</p>
<p>So, what type of leadership does your real estate brokerage have? And more importantly, are you developing your leadership skills to enhance your business both personally and for the consumer?</p>

<p>When looking at the Listing and Sales Summary of single family/patio homes for April 2012 (provided by the Pikes Peak REALTOR® Services Corp), this <a href="http://www.cheriseselley.com" title="colorado springs co realtor">Colorado Springs CO Realtor</a> would like to share a few thoughts to consider.</p>
<p>First, when comparing the years of 2011 to 2012 thus far, the high point of homes for sale on the <a href="http://www.selleygroup.com" title="colorado springs real estate">Colorado Springs Real Estate market</a> occurred in May 2011 with 4,755 active listings. Since that time, there has been a sharp downward trend of marketable listings until January 2012, in which we had hit bottom with this trend and <strong><em>have seen a slow, but steady, uptick of homes for sale over the first quarter, giving our market a listing inventory of 3,397 as of April 2012.</em></strong></p>
<p>Second, though our active listings are down 26.1% from April 2011, <strong><em>the Colorado Springs Real Estate market has seen a 2.6% increase in the actual sales price, and a 4.1% in the median sales price of listings.</em></strong></p>
<p>Third, year-to-date of April comparisons between 2011 and 2012 reveal a rise in sales from 2,433 to 2,495. The numbers keep inching upwards, revealing that our market is being nourished by buyer activity on existing inventory.</p>
<p>Although some might speculate that the low listing inventory is due to very tight margins on the Sellers’ ability to sell their properties, this does not mean that all is bad news for the Seller who has been waiting to put his or her property on the market to sell.  The market is gaining value.  Many properties are receiving competing offers and actual sales prices are closer to asking prices. <strong><em>This is a great time to list your property, given the Seller has followed the principles of maintaining home value</em></strong> – such as upgrades, good upkeep, de-cluttered, well-kept lawn, etc.</p>

<p>In comparison to last month, the sale of listings has decreased 3 units, from 28 to 25, and the median and average sales prices shot upwards $3,500 and $26,738, respectively, during April.  This is opposite of the prior month numbers and I expect to see an uptick in the May trends to pervade during the second quarter of 2012 and seep into the third quarter.  There is evidence that the market continues to adjust, even during this time of apparent stability.</p>
