Again … real estate stories happen because of the real estate choices each of one of us chooses to make. Cherise Selley, a top Colorado Springs Realtor, sits down to discuss two aspects of her own journey regarding real estate investing — investing in an Airbnb and paying off her primary residence.

Without scrutiny against other proposed wealth-building strategies, Cherise believes in several different financial methodologies, whether long-term or short-term, when it comes to making a prudent real estate investment. And understandably, Cherise Selley fully understands the wealth-building concepts of never fully paying off the mortgage of your primary residence in order to gain overall wealth. Yet, for this video clip, in which she transparently shares the course of her personal financial path, Cherise and her husband chose to pay off their residence in order to have more freedom to fully invest into her real estate business (Selley Group Real Estate, LLC), as well as to divert additional funds into other real estate investments (investing in an Airbnb) and philanthropic endeavors.

The basic financial strategy that they devised is a 3-part generalized structure. First, it was important for Cherise Selley to glean debt-free living, which by the way, has been a long journey of discipline and hard work and is an ongoing, present-day undertaking. Part of this approach included the full payoff of their primary residence. Second, this particular piece of the financial triangle goes back to the basics of savings, being able to accumulate enough cash reserves to cover living expenses between 6 to 12 months in case of downturn markets and/or emergencies. Third, it is critical to invest, and relevant to this video clip, this example involves one aspect of the real estate investment strategy.

Staying rooted in her personal home, Cherise wanted to invest into some aspect of life that really spurred her inner passions about what she knows very well and what she actually does practically every day. So, the obvious choice connecting these two variables was making sound choices regarding real estate investments. And for Cherise and Gordon, they wanted to make the kind of investment that fit their needs geographically (location, location, location), and that rendered an efficacious return (value) on their investment dollars, and that somehow, even though hard work is required to make their investment worthwhile, that they might obtain additional joy and contentment (soul prospering) about their chosen financial journey.

For the past 5 to 6 years, Cherise Selley has purchased and sold various properties in Destin, Florida. Just over two years ago, Cherise and her husband purchased a beautiful, 6BDR, 6BA Beach home located one and one-half blocks from Crystal Beach. Although this purchase was a dream come true for the Selleys, the reality that they might just float away with ease on the dream clouds of their beautiful property quickly dissipated. Tourism, short-term rentals, and real estate investments are an integral part of the Destin, Florida economy, and Cherise Selley had the foresight to see some advantages to making a short-term rental purchase in this very coveted beach town.

Make no mistakes about it. Whenever you might choose to purchase a short-term rental, it is essential to keep in mind that this type of investment is a business – a hospitality business to be more precise. The same business principles apply regarding upfront expenses, down payments, carrying costs, asset values, the need for professional property management, as well as expecting profitable returns during year 3 or 4 instead of immediately – just to mention a few business dynamics in play.

On June 23, 2012, a completely unexpected devastation happened to the beautiful community of Colorado Springs, Colorado. The Waldo Canyon Fire burned approximately 29 square miles of Pike National Forest and parts of Colorado Springs, including some residential neighborhoods. There were 346 homes completely destroyed by the fiery blaze and smoke, causing extensive damage somewhere in the tune of $453.7 million dollars regarding insurance claim payouts. But beyond the statistical evidence of how a fire can leave a community to feel the dark emptiness from utter destruction, there is another side of the story that is told by Cherise Selley within this compelling video clip.

As a top Colorado Springs Realtor, who is also the Broker/Owner of Selley Group Real Estate, LLC, Cherise Selley vulnerably shares some keen insights about what it means to “stand firm” and to “remain planted” against some overwhelming challenges to your home and lifestyle, as what occurred with the Waldo Canyon Fire during the hot summer of 7 years ago.

Cherise Selley somehow mustered the courage to create a video about the progression of the fire as it rumbled over the front range mountains and started to burn the homes and legacies of those who occupied the Mountain Shadows neighborhoods. What Cherise chronicled as post-apocalyptic events unfolding before her very own eyes also described her psychological state of shock and terror that unwelcomely invaded her emotional space of safety and security.

Though an evaluation of the aftermath from the fire revealed open spaces showcasing hundreds of homes scorched to the ground and the smell of billowing smoke signaling the reality that everything was going to be radically different, as well as difficult, was no exaggeration. Yet, Cherise Selley and her husband, Gordon, decided to remain rooted within the same neighborhood that garnished so many wonderful memories of where they raised their family over the years.

For Cherise Selley, the Waldo Canyon Fire shed layers of insignificance from her soul and shined some light onto her innermost being. The fire burned away some of her material emphases, and in turn, Cherise realized that she needed to put more of an eternal mindset into practical action for her life. Simply speaking, she answered the question, “Why,” as she put new habits of creativity and faith into action.

Staying rooted helped to clear Cherise’s mind from all the negative and hopeless things that the fire tried to bring to her, as well as to the community. And instead, she started out the journey of transformation based on the bluish/green color from the Emerald Coast of Destin, Florida, which has given much peace and life to her. To combat the horrors of the fire, she thought to herself, why not counterbalance the representation of fire with the power of water? And that’s how the renovation process began on her home.

The decision to “stand firm” was rooted in her faith. And to decorate with an attitude of thanksgiving opened new layers of priority-setting and cleansing of the heart. Succinctly put, Cherise Selley deposited love into her home. 

When referencing home, this process involved every room of the house with upgrades and finishes, and relative to her life, this undertaking required honest inspection and faithful change toward life-giving aspects. Cherise learned that all of us suffer from various challenges in life. And you have the choice to remain stagnant in a pool of misery, or you can do something beneficial for yourself and for others.

Some of the lessons applied to the home included to remain in the home and to reinvest in it through beautifying and to acknowledge that her empty-nest home was already a clear representation of downsizing and simplifying. In a nutshell, her home became a better place of hospitality and life. And this way of thinking also opened unforeseen doors of making additional wise real estate investments and healthy plans for her future retirement.

Within a few years after the Waldo Canyon Fire, it’s amazing how far the Mountain Shadows neighborhood has progressed. You can’t even tell that a fire had torn apart the area, except for some views of the foothills.

2019 President of Peak Producers, Cherise Selley, emceed an outstanding evening on October 3, 2019 with those who are top agents of The Peak Producers organization, then conducts a short interview with Travis Williams of The Springs Rescue Mission.

Peak Producers is comprised of a selection of the top 10% of Colorado Springs Realtors who are connected through philanthropic endeavors with The Springs Rescue Mission and Dream Centers – Mary’s Home on behalf of the Colorado Springs community.  For the year 2019, The Peak Producers have set a goal to raise $100,000 for these two very worthy causes. The idea is not that these funds are to be given out of pity for those who have faced some formidable obstacles in life, such as homelessness, drug addiction and abuse, just to mention a few.  No… these funds are given to these organizations to help “lend a hand-up” for those who are trying to get a fresh start in life.

For the past 4 to 5 years, there has been a business/charitable relationship between The Peak Producers and The Springs Rescue Mission.  And the rewards are found in the heart-gripping stories of redemption, in which people who have been homeless and addicted to drugs are now on their feet, working and drug-free.  These are the kind of stories that bring great rewards for anyone who participates in these kinds of charities.
