Experience true Colorado living

Woodmoor represents an area that is beautiful and relaxed. There is an eclectic variety of custom homes and styles, ranging from rustic cedar-sided homes to contemporaries … from Cape Cod to traditional architecture. Woodmoor homes vary in age from 1970’s to new. Homesites are nestled on spacious lots … many in the half-acre range. It is fascinating to see how many of the homes have been fully renovated and turned into a gem for an entirely new generation.

Woodmoor has abundant common areas with meadow grounds leading to mature ponderosa pines. There are also stocked fishing ponds in the community, and another interesting fact is that Woodmoor has its own public safety. Another notable amenity of the community is The Country Club at Woodmoor which allows for a private membership with a variety of activities for everyone in the family including:  golf, indoor tennis, workout rooms, fitness classes, indoor and outdoor pools, plus a grill and a pub. Homes average in the $400,000 range to $700+.  Experience the feeling of true Colorado living in the gorgeous community of Woodmoor!

A Neighborhood That speaks to the heart

The newest filing of Walden Preserve fits “exactly what Buyers are looking for,” as stated in an interview with the developer, Matt Dunsten. Located in the Northern part of Colorado Springs, life in Walden provides the opportunity to surround yourself in a park-like setting with incredible views of the entire front range.

There is something distinctively different about this subdivision, where each lot is approximately an acre. You get a neighborhood feel, while still having privacy with great yards and opportunities to add a detached garage. Each home backs to open space and is surrounded by trails. In fact, the development has over 4.5 miles of trails. For the water lovers, discover two ponds stocked with trout. Another notable quality of the area is that the home sites are serviced by community water and sewer; so there is no need to worry about obtaining your own well and septic system.

If you are looking for a new home in Colorado Springs starting in the low $700’s, we would like to introduce you to these prime custom lots that reside in a location perfect for both Colorado Springs and Denver commuters. We can help you through the entire process … from selecting your own custom lot to choosing a fine custom homebuilder. This is a great time in the Colorado Springs luxury real estate market to consider building, and Walden Preserve is a neighborhood that speaks to the heart.

A Premier Development of Colorado Springs

Gleneagle is located across from the Air Force Academy, along the east side of I-25. It’s an area with expansive open space, rolling topography, and views of Pikes Peak that will take your breath away. Imagine having a property where you can see Air Force games or 4th of July fireworks from your back yard set within a panoramic backdrop of the entire front range. You will find a variety of custom to semi-custom homes and floor plans ranging in year built from 1970’s to new. Many homes meander along the former golf course that now provides open space and opportunities for new development. The range of home choices continue between 5-acre estate homes in Sun Hills to patio homes and townhomes located near community shopping and dining.

Gleneagle is convenient for both Denver and Colorado Springs commuters. Antelope Trails is the elementary school for the community, and it feeds into the D-20 school system. Surrounded by all the exciting new growth that is occurring up north, Gleneagle still has a feeling of being established and set apart with a little space.

A Unique Luxury Neighborhood in Colorado Springs

Many clients speak to me of their Colorado dream before they ever arrive here in person. The dream normally consists of some land with a little “elbow room” along with trees, views, as well as close proximity into town … away from all of the hustle and bustle of life. Cathedral Pines is one of those rare luxury neighborhoods, blending together the elements that make the Colorado dream a reality.

Located on lots that are 2.5+ acres, you will find active construction thriving in the neighborhood as well as many homes that have already been built and are now resales. Residences in the area range from $900,000 to the 2Mil+ range. One exceptional feature about this neighborhood is the extensive tree mitigation that the developer took on before ever selling the lots. I have heard that each lot has on average about $30,000 in tree mitigation before they went to the open market. It makes the area feel private and exclusive with just the right amount of trees that allows natural light to burst into the home. I have also heard that the proper mitigation helped to save this area from being a disaster during the tragic Black Forest Fire.

I personally love the topography of rolling hills, trees, and on the right lot you will be able to see the entire Front Range including Pikes Peak. There is also the beautiful Lodge at Cathedral Pines ~ a picture-perfect place to host a wedding or special event. Also, experience abundant open space and areas to walk throughout the community.

It is wonderful to have access to the D-20 Schools and to be so close to the Northgate corridor where all the new growth is occurring. You can find HOA information available at www.cathedralpineshoa.org. You will also find that the neighborhood has public roads, and the community has easy access for both Colorado Springs and Denver commuters. Also, many medical professionals find that the area is convenient to their practice and proximity to Memorial as well as Penrose Hospital. We love helping clients with new construction as well as resales in this unique pocket of our city.

A Favorite Among Locals

Pine Creek has a feel of approachable luxury with a range of homes from Tuscan Villas to traditional semi-custom and custom homes. The public golf course is a favorite among locals, and the homes are woven throughout the expanse of the course. Even if you are not a golfer, it is nice to see the greens and enjoy the panoramic views of the front range from the neighborhood. Homes in Pine Creek are priced from the $300,000’s to the million dollar range.

D-20 is the school district for Pine Creek, and Challenger Middle School is located in close proximity to the neighborhood. Also, get those wallets ready! A short distance away is some of my favorite shopping in town from Anthropologie, Lululemon and a favorite place to grab healthy, farm-to-table food on a quick lunch break is Mod Market. These places and more are all located in The Promenade Shops at Briargate.

A Slice of Paradise

Live and play in Cordera, one of Colorado Springs premier Briargate neighborhoods still under development. We have assisted our clients with resale as well as new home purchases with distinguished local builders such as Keller Homes, Saddletree, Symphony, Vantage, and Campbell Homes. One of the unique features that stands out about the neighborhood is that most homes are built on Cul-De-Sac streets which is a dream come true for many families.

The outdoor lifestyle of Cordera is fun and inviting. You can walk to the nearby themed parks: Ye Olde Castlewood Park is derived from Alice and Wonderland and Happy Meadows Park from Charoltte’s Web. The miles of walking paths lead to the recreation center that features a grand lawn area perfect for events, a large heated pool, an amazing fitness room, plus rooms that can be utilized for your own private event or meeting.

Chinook Trail Elementary is a top rated D-20 school in the community. The school has an international approach, and they teach the children Mandarin Chinese.

With homes ranging from the $300,000 – $800,000+ range, this area will appeal to many families in various stages of living. Cordera is truly a slice of Colorado Springs paradise for many!

Discover this hidden community!

Behind the gates of High Forest Ranch enter a world where the Ponderosa Pines gently line the streets, and the private roads take you into a community of exquisite custom residences. The lot sizes range from around 2.5 to 39 acre lots. Some of the home sites have views and are less densely treed; most are nestled into a canopy of trees.

Unique thing to know about High Forest: some properties have a carriage house or apartment over the garage. Carriage houses are not so typical in our marketplace, and it is rare to find detached living quarters on the same lot.

Enjoy fishing without leaving the neighborhood. There are a few stocked ponds along with miles of trails and open space. The community recreation center is perfect for weddings or special events. Another notable fact is that property taxes are lower in High Forest Ranch than some of the other newer million dollar home communities, and HOA dues are around $450.00 quarterly.

High Forest Ranch appeals to Denver and Colorado Springs commuters and has great access to all the new shopping at the Northgate corridor as well as Monument. Lewis-Palmer School District 38 is the primary district for High Forest. See a sample HERE of what we listed and sold this year in the community.

Golden Glory

We interrupt our normal real estate day to bring you a moment of golden glory.

The beauty of the fall leaves changing among the majestic mountains provides a scenic backdrop where inspirational dreams are made. Some people seem to embody certain seasons, and my good friend and Associate Broker, Shawna Uehling, represents fall to me … it is so fun to see the season through her eyes.

For Shawna, fall is why the move from California to Colorado was so special for her family: the opportunity to experience four seasons. We were able to get away for just a few hours and drove about 30 minutes past Woodland Park into Florissant. Ahhhhh, if you haven’t seen those fall leaves yet, you better hurry. Fall is certainly one of the most special times of year in Colorado! If you do miss it this year, you might plan to visit one of the 10 Best Places to see fall leaves next year!
