WOW!!! Did you see from this video a group of deer nibbling on some grass from one of the yards of this Peregrine neighborhood?

In essence, this scene captures part of the theme of Peregrine. There is a mixture of about 1,000 well-built homes that are nestled amongst the foothills where wildlife and nature seem to pass time together in tranquil rhythm.

The Blodgett Peak territory abounds over 167 acres, consisting of massive open space, winding and hilly trails with wildlife (such as Peregrine Falcons), unusual geological rock formations, and of course, with magnificent views that make you feel like you can touch the sky. Overall, you can find “your” space to decompress from all of the stresses of life when spending time on this northwest side of Colorado Springs.

Outdoor recreation is also part of the theme for Peregrine. There are two beautiful parks, Marshall-Sprague Park and Woodmen Valley Park. And again, trails galore take you on great adventures throughout Blodgett Peak.

When a well-designed neighborhood provides upscale housing, questions about education are usually asked. Peregrine serves the District #20 Schools, which include Woodmen Roberts, Eagle View Middle School and Air Academy High School. As Colorado Springs continues to grow on a fast-paced schedule, it seems as if the north end of the city is receiving lots of attention for new home construction.  And why not?  Not only are local residents drawn to new homes and new restaurants and additional shopping and more fun things to do, but so are residents from Denver.  Yes, that’s right.  Compared to the Denver housing market, Colorado Springs still offers some options of residential affordability, and people are seeking some of these choices in the Northgate sector of Colorado Springs.

Located near the north entrance of the Air Force Academy, Northgate covers approximately 55 square miles at an estimated elevation of 6,900 feet above sea level. From most places within Northgate, a panoramic view of Pikes Peak and the surrounding foothills captures your view.  It seems like the locations of neighborhoods and the placement of houses on lots has also tickled the ears of the various new home builders of Northgate who try to emphasize the magnificence of the mountain range.  Typically, home prices are a little higher than other specific areas of Colorado Springs.  The median sales price is over $400,000 and seems to be climbing annually, as listing inventory is very low within the Colorado Springs Real Estate market.

The Flying Horse development is nothing short of spectacular with a Flying Horse North development to soon be added.  Within the Club at Flying Horse, there is a well-designed 18-hole golf course by Tom Weiskopf, plus a World-class Steakhouse for dining, an Athletic Club, In-Door Tennis Courts, Spa and luxury overnight lodging opportunities.  The residential housing at Flying Horse is tailor made for luxury living.

In Northgate, there are retail businesses that provide an economic anchor for other small businesses, such as Bass Pro Shops, Interquest Movie Theaters, Great Wolf Lodges, Summit Entertainment Center, plus more. 

Mega church, New Life, provides worship services on Friday evenings and on Sundays.  Next to New Life and the World Prayer Center is Pikes Peak Community College.

Judy Steenland, Agent - Selley Group Real Estate

First and foremost, we are so delighted to warmly welcome Judy Steenland of Dallas, TX with open and expectant arms to Selley Group Real Estate, LLC. 

When Gordon and I first met Judy during our face-to-face interview, it felt as if we had already known Judy for many years.  The lightbulbs in our thoughts automatically turned on with excitement and encouragement, as we shared many stories about real estate, family, faith and Texas.  Without doubt, we are confident that Judy will certainly add a spice of life to our real estate community, as well as to the clients that she will successfully serve.

Background Information:

24 years ago this year, Judy married her college sweetheart, whose name is Jonathan, and they had 3 children, consisting of one boy and two girls, whose names are Adin, Ally and Addison.  Judy and her family have had their roots firmly planted in Texas since the year 2000.

While living in Texas, Jonathan was the partner of his own cybersecurity business, and Judy carved out a beautiful real estate career (over 20 years) in the Dallas/Fort Worth market with Coldwell Banker.

Her record speaks for itself, as Judy was consistently in the top 10% of over 30,000 agents in the Dallas/Fort Worth real estate market.  Judy holds certifications as a Luxury Marketing Agent, as well as a Stager and Decorator, which comes in handy for effective marketing of higher-end properties.

Over the years, the Steenlands have enjoyed their love of travel and have mentioned making several trips to Colorado.  Like it does for so many others, the allure of Colorado eventually captured their hearts, and the Steenlands made a life-altering decision to move to Colorado Springs in 2018.

Decisively, that’s what they did, pulling up Texas roots and transplanting all of their business and life experiences into Colorado soil.  Currently, they are re-building their lives.  Literally, I might add.  Jonathan has joined the National Cybersecurity Center in Colorado Springs as COO.  The kids, perhaps young adults might be more fitting, are matriculating in School District 38.  And the Steenlands are building a new home in High Forest Ranch.  Lots happening as everyone is plugging into the Colorado Springs community.

When trying to find the right words to the describe the video preview of the Briargate area in Colorado Springs, two words jump from the pages of my thoughts – suburban living.

Over two decades ago, 9,600 acres of open land laid bare for the right developers to come in and plant their vision.  And plant they did.  Those barren parcels of land turned into a master-planned community, which today remains a very popular residential hotspot within Colorado Springs.

In fact, the Briargate area is ranked #4 regarding livability within Colorado Springs, when taking four variables into consideration – lots of local amenities, sunny weather, high income per capita and a stable housing market.

Briargate certainly promotes the epitome of suburban living with plenty of outdoor areas for recreation, walking trails, neighborhood parks and such.  There is also plenty of shopping, for example, at The Promenade Shops at Briargate, and the area shows many people are working out their minds and bodies at the Briargate YMCA and LifeTime Fitness, as well as playing golf at the Pine Creek Golf Course.  If you desire to select your place of worship, there are plenty of churches nearby in which to choose, not to mention visiting the nonprofit, Focus on the Family.  Last but not least, Briargate boasts some wonderful educational opportunities within District 20 schools.  The list is long regarding the continued growth of hospitals, small businesses, etc. from this wonderful master-planned community.
